Europe's residency-by-purchase map just got smaller

Spain shut its Golden Visa in April 2025. Portugal dropped real estate in 2023 — qualifying now runs through investment funds from €500,000. Greece is the last holdout, still property-based, from €250,000 up to €800,000 in premium spots.

Visa-free for 90 days in any 180 under Schengen. Best scouting windows: April–May or September–October.

Act 60 just got extended 20 more years

0% on capital gains, dividends, and interest for qualifying residents. Act 38-2026 extends the program to 2055 — apply before Jan 1, 2027 to lock the 0% rate before it steps up to 4%. Property purchase required within 2 years.
